From Paris to the Alpine resorts, from the French Riviera to the Basque Country, every high-end rental market has its own seasons, clientele and local rules: an effective concierge is first and foremost one that knows its territory.
Luxury concierge in France: very different markets
Luxury holiday rentals in France span four worlds that have almost nothing in common. In the city, especially in Paris, demand is spread across the year and the regulations are among the strictest. On the Mediterranean and Atlantic coasts, summer concentrates activity and villas require technical management of their outdoor spaces. In the mountains, the winter season is short and intense, driven by week-long stays. In the countryside, in Provence, the mas and bastides live to a summer rhythm and need attentive property care for the rest of the year. Choosing a luxury concierge in France therefore means choosing a partner rooted in your property’s destination, one that knows its suppliers, its events and the town hall’s requirements. Select your destination to discover its specifics, its seasons and the regulatory points to be aware of before entrusting your property.

DiscoverWhy the rules change from one luxury concierge France destination to another
Since the law of 19 November 2024, known as the loi Le Meur (Le Meur law), French towns have had powerful tools to regulate meublés de tourisme (furnished tourist accommodation): lowering the rental cap for a résidence principale (main residence) to 90 days, requiring changement d’usage (change of use) authorisation with or without compensation, setting quotas of authorisations, and creating zones reserved for main residences. Each town uses them according to its own situation, which explains the considerable differences between two neighbouring towns. The same second home may be let after a simple declaration in one town and, a few kilometres away, require an authorisation with compensation. Seasonality, for its part, depends on climate, events and clientele: trade fairs and festivals on the Riviera, school holidays in the mountains, summer on the coast and in the hinterland. The table below sums up, for each destination, the peak season and the main regulatory point of attention identified to date.
| Destination and peak season | Regulatory point of attention |
|---|---|
| Paris: all year round | Main residence limited to 90 days a year; second home subject to change of use with compensation |
| French Riviera: spring and summer, major events | In Nice, five-year temporary authorisation and a quota of authorisations set for 2026 |
| Saint-Tropez: summer | Declaration at the mairie (town hall), registration number and taxe de séjour (tourist tax) declared every month |
| Courchevel: winter, then summer | No local regime beyond the national baseline; main residence requirement in the 2026 PLU (local urban plan) |
| Megève: winter, then summer | National baseline only: declaration, 120 days for a main residence, no change of use |
| Biarritz and the Basque Country: summer | Compensation mandatory in 24 towns, rules upheld by the Conseil d’État (Council of State) on 11 June 2026 |
| Provence: summer | Three-year change of use in Aix, national baseline in Gordes; regional share of tourist tax in PACA |
Your destination is not listed?
Our pages cover the most sought-after markets, but we consider any request in France as long as it concerns a high-end property: a character house in Brittany, a prestige apartment in Lyon or Bordeaux, an estate in the Périgord, a villa in Corsica or at Cap Ferret. Describe your property, its location, its capacity and how you use it, then your expectations in terms of services and presence: we search on your behalf for a concierge active in your area whose expertise suits your property. We do not promise to find a partner everywhere; if no concierge meets your standards, we simply tell you so. In every case, the principles of luxury short-term rental management remain the same: regulatory compliance, a personalised welcome, hotel-standard housekeeping and dynamic pricing. Conciergerie.luxe does not provide the services: they are carried out by the concierge you choose, under the contract you sign directly with it.
Frequently asked questions about our luxury concierge France destinations
Does the owner pay for the introduction?
No. The introduction is free and with no commitment for the owner. You remain free to sign or not with the concierge we introduce, and you negotiate its offer and terms directly with it.
Are the rules the same in every town?
No. The Le Meur law sets a national framework (declaration, registration number, 120-day cap for a main residence), but each town may lower that cap to 90 days, require change of use, compensation or quotas. Antibes thus lowered the cap to 90 days in 2025, Aix-en-Provence and Les Allues grant three-year authorisations without compensation, the Basque Country requires compensation, while Megève and Gordes keep to the national baseline.
Can you find a concierge outside the seven destinations?
We consider any request in France for a high-end property and look for a concierge active in your area. We do not guarantee coverage: if no one suits your property, we will let you know.
My property is both in town and by the sea: which page should I read?
Read the page for the nearest destination, then describe your property precisely in our form. We review each request case by case, taking into account the exact town and the intended use.
