A mas among the vineyards of Ménerbes, a bastide beneath the plane trees of the pays d’Aix, a village house perched in Gordes: every Provençal property calls for a luxury concierge in Provence that knows its seasons, customs and constraints. We introduce you, free of charge, to a high-end concierge suited to your house, with no obligation on your part.
Luxury concierge Provence: mas, bastides and village houses
Prestige Provence is unlike any other destination: you rarely let an apartment here, but rather a restored mas (farmhouse) in the middle of an olive grove, an 18th-century bastide (country manor) and its grounds, or a village house with dry-stone walls whose terrace overlooks the valley. These properties need particular care, because the pool, garden, old shutters, cellar and sometimes a staff cottage form a living whole that must be maintained between stays. The clientele, often international and family-based, expects a personalised, bilingual welcome, a house ready to live in from the moment of arrival and a contact available throughout the stay. A general concierge used to urban studios does not always have the right reflexes for an estate of several hectares. That is why luxury villa management in Provence relies on a local network of tradespeople, pool technicians, gardeners and housekeeping teams trained to hotel standards. Our role is to look for a concierge active in your area whose expertise genuinely matches your house.
Luberon
Gordes, Ménerbes, Bonnieux, Lourmarin: hilltop villages, secluded farmhouses and large estates where access, water and grounds maintenance matter as much as the decor.
Alpilles
Saint-Rémy-de-Provence, Eygalières, Les Baux: houses of character, olive groves and a demanding clientele that values peace and quiet and the region’s restaurants.
Pays d’Aix
Bastides, mansions and apartments in the historic centre, in demand during the festivals, for cultural stays and business trips.
Concierge in the Luberon and Alpilles: a long season shaped by events
In Provence, the high-end letting season generally runs from April to October, with a highly sought-after summer core and shoulder seasons prized for the mild climate and the tranquillity of the villages. Spring attracts lovers of hiking, markets and gardens, while July concentrates the major cultural events, from the Avignon Festival to the Festival d’Aix-en-Provence. Between May and September, weddings and private receptions hold a special place, with requests to rent exclusively for a weekend or a week. Autumn, with the grape harvest and then the olive harvest, appeals to a more contemplative clientele that enjoys long stays. Well-designed dynamic pricing takes these highlights into account, adjusts minimum stays and protects the house from poorly valued quiet periods. A concierge based in the Luberon or the Alpilles knows these cycles and knows how to prepare the house before opening as well as how to put it to sleep at the end of the season.
Luxury mas management: pool, garden, olive grove and water
Luxury mas management happens as much outdoors as indoors. The pool must be checked and treated regularly, the garden watered and pruned, the olive trees and hedges maintained, the terrace and outdoor furniture prepared for each arrival. Water deserves particular attention: in times of drought, prefectures may issue restriction orders governing watering, filling pools or washing, and the concierge must know how to inform your guests tactfully. Indoors, hotel-standard housekeeping, professional household linen, a photographed condition report and an inventory at every stay ensure traceability. Preventive maintenance (heating, air conditioning, spa, gate, alarm) prevents problems from arising in the middle of August. All these services are provided by the concierge you choose, according to its offer and the contract you sign directly with it: Conciergerie.luxe performs no services on site.
| Area of upkeep | What a high-end concierge organises |
|---|---|
| Pool and spa | Water testing, maintenance with a pool technician, informing guests in the event of a prefectoral restriction |
| Garden and olive grove | Sensible watering, pruning, brush clearing, coordination with the gardeners |
| Welcome | Meeting on site, key handover, tour of the house, bilingual welcome book |
| Housekeeping and linen | Hotel-standard cleaning with a checklist, professional linen, guest amenities |
| Maintenance | Network of responsive tradespeople, on-call cover, preventive off-season upkeep |
| Marketing | Listings, dynamic pricing, guest messaging, booking screening |
Regulations
Concierge in the Alpilles and Saint-Rémy-de-Provence: the rules to know
The national framework from the Le Meur law applies fully in Provence (law of 19 November 2024, known as the loi Le Meur, Le Meur law). If the house is your résidence principale (main residence), tourist letting is limited to 120 days a year, and any town may lower this cap to 90 days by a reasoned council resolution. For a second home, the town may introduce a changement d’usage (change of use) procedure by resolution, possibly with quotas or compensation. Aix-en-Provence did so as early as 2017: three-year temporary authorisations, renewable five times, reserved for private individuals, with no compensation or quota (resolution of 13 December 2017), with a reform under way with the Metropolis since July 2025. Saint-Rémy-de-Provence has required a registration number since the resolution of 25 June 2018, with no published change of use regulation, and as of 17 October 2026 Gordes has not adopted any local regime beyond the national baseline. None of the three has lowered the cap to 90 days; everywhere, registration is made at the mairie (town hall) (Cerfa 14004 form or municipal online service) and the number is displayed on every listing. The national online registration service is announced for the fourth quarter of 2026 (service-public.fr). On the tax side, furnished tourist accommodation classification entitles you to the 50% micro-BIC allowance, and in the PACA region the taxe de séjour (tourist tax) carries a 34% additional regional tax, on top of the 10% departmental share (2026 rate scale).
Luxury bastide rental: weddings, receptions and neighbours
Luxury bastide rental regularly attracts requests for weddings, birthdays and corporate retreats, which call for a precise framework. A reception changes the nature of the stay: more guests than the sleeping capacity, caterers, music, parking, sometimes a marquee in the grounds. Depending on the town and the scale of the event, rules on neighbours, noise or safety may apply, and your insurance must explicitly cover this type of use. A rigorous concierge formalises these stays with a written rental agreement, house rules specifying permitted events and the number of occupants, a security deposit or card pre-authorisation, and a guest identity check. It also knows how to say no when a request does not suit your house. When we talk, simply tell us whether you accept events and within what limits: we take this into account when guiding you.

Finding a luxury concierge in Provence through our introduction service
Our introduction service is free and with no obligation for the owner. You first describe your property (location, type, capacity, use), then your expectations (services, level of presence, calendar), and finally your contact details. We review your request and look for a concierge active in your area, whether your house is in the Luberon, the Alpilles or the pays d’Aix, without being able to guarantee coverage of every village. You then deal directly with the proposed concierge, which visits the property and gives you its proposal. The contract, the commission and the detail of the services are agreed between you and the concierge: we sign nothing on your behalf. This approach saves you time and lets you compare proposals on a clear basis.
A concierge that collects rent on your behalf must hold a professional management licence (carte G, Hoguet law). Without one, it is limited to practical services and platform payments are made directly to you. Always ask to see its standard mandate and its professional liability insurance certificate.
Frequently asked questions about luxury concierge services in Provence
Do you offer a concierge in every village of the Luberon?
We cannot guarantee coverage of every town. For each request, we look for a concierge active in your area, in Gordes, Bonnieux, Lourmarin or elsewhere, whose expertise matches your house. If none is suitable, we simply tell you so.
Do I need an authorisation to let a mas in Saint-Rémy-de-Provence?
Registration at the town hall is sufficient, with the registration number introduced by the resolution of 25 June 2018 and applied for online via Déclaloc, for a main residence or a second home alike. The town has not published a change of use regulation and has not lowered the 120-day cap applicable to a main residence. A concierge based in the Alpilles keeps track of these developments for you.
Could my pool be affected by a water restriction?
Yes, in times of drought the prefecture may issue an order limiting certain uses of water, sometimes including filling pools or watering. The concierge follows these orders and informs your guests. The details vary according to the department and the situation.
Can I accept weddings at my bastide?
It is possible, provided it is properly framed: written contract, house rules, number of guests, times, suitable insurance and respect for the neighbours. Mention it in your request so that we can direct you to a concierge used to this kind of stay.
Is furnished tourist accommodation classification useful in Provence?
It gives a 50% micro-BIC allowance, compared with 30% for an unclassified furnished let, as well as a fixed tourist tax rate per star. The framework has 133 criteria and classification is valid for 5 years (Atout France).
