Luxury concierge in Paris

Letting a prestige apartment in Paris on a short-term basis calls for as much legal rigour as hospitality flair. Between the 90-day cap on a main residence, change of use with compensation for a second home and the customs of a Haussmann-era building, there is little room for improvisation. Conciergerie.luxe introduces you, free of charge and with no obligation, to a luxury concierge in Paris suited to your property.

Luxury concierge Paris: exceptional apartments, a demanding clientele

The market for luxury apartment rental in Paris is concentrated on a handful of addresses where the architecture already does half the welcoming: the Golden Triangle and avenue Montaigne in the 8th, the grand bourgeois apartments of the 16th around La Muette and Trocadéro, the 7th between Les Invalides and the Champ-de-Mars, Saint-Germain-des-Prés and the 6th, and the Marais with its divided hôtels particuliers. The clientele is largely international and professional: executives on assignment, fashion house teams, families who prefer a reception apartment to a hotel suite. They compare your property with the palace hotels next door. A high-end Airbnb concierge in Paris is therefore judged on its ability to orchestrate check-in, housekeeping and compliance without the effort ever showing.

Short-term rental management in Paris: some of the strictest rules in France

Paris applies the most tightly regulated regime in France, further reinforced by the law of 19 November 2024, known as the loi Le Meur (Le Meur law). Every meublé de tourisme (furnished tourist accommodation) must hold a registration number obtained through the city’s online service and displayed on every listing; the national online service is not yet open, with its launch announced for the fourth quarter of 2026 (service-public.fr). Everything then depends on the status of the property, and the two regimes have almost nothing in common. The national maximum fines are a strong deterrent: €10,000 for failing to register, €15,000 for exceeding the permitted duration, €100,000 per unit for a change of use without authorisation (ministry leaflet, 2025). An intermediary who facilitates fraud also risks up to €100,000, which is why a serious concierge checks these basics before any listing goes live.

Main residence: 90 days a year in Paris

A résidence principale (main residence) is a home you occupy for at least eight months a year. At the end of 2024 the Conseil de Paris lowered the cap on tourist letting to 90 days a year, in force since January 2025 (paris.fr), compared with 120 days under ordinary law. Only a professional obligation, health reasons or force majeure allow this threshold to be exceeded; in April 2026 the Cour de cassation ruled that studies or an internship do not qualify. The concierge then manages bookings against this counter and places nights in periods of high demand: that is the whole point of revenue management, fewer nights but better chosen.

Second home: change of use and compensation

Letting an apartment that is not your main residence as furnished tourist accommodation constitutes a changement d’usage (change of use) requiring prior authorisation. This involves compensation within the same administrative district: converting premises with another use into housing, or acquiring commercial rights. Under municipal regulation 2025 DLH 44, the area to be compensated is equal in the general case, double in the enhanced compensation sector and triple in arrondissements with more than 50 registration numbers per 1,000 main residences. The bioclimatic PLU (local urban plan), in force since early 2025, also prohibits the creation of new furnished tourist lets across a large part of the centre, a perimeter to be checked address by address with the city. Finally, every new application requires a DPE (energy performance certificate) rated A to E.

Some city pages still show the former amounts (€5,000 and €10,000); application of the new caps remains to be confirmed. Converting commercial premises into a furnished let has also required prior authorisation since April 2025, on pain of a fine of up to €25,000 (paris.fr).

Haussmann-era co-ownership and short-term rental in Paris

A Haussmann apartment lives to the rhythm of its building, and that is often where difficulties arise. Since the Le Meur law, a co-ownership whose rules contain a clause d’habitation bourgeoise (residential-use clause) can ban furnished tourist lets by the double majority of article 26, rather than unanimously; rules drafted since 21 November 2024 must address the question expressly. You must inform the syndic (building managing agent), who adds an information item to the next general meeting. Day to day, the concierge works around the caretaker, the narrow lift, the door code, the carriage entrance and the quiet expected on the staircase in the evening. Clear house rules, a limited number of occupants and a ban on parties protect your right to let.

Luxury concierge in Paris: check-in, hotel-standard housekeeping and linen

Services are provided by the concierge you choose, according to its offer and the contract signed directly with it: Conciergerie.luxe performs no services itself and simply introduces you to the right contact. In Paris, four skills make the difference. Commissions observed range from 15% to 30% of rental income, most often between 20% and 25% (rate cards published by industry players, 2026). These ranges are indicative only, do not single out the very top end and should be read alongside cleaning and linen fees.

The Parisian seasons

Luxury apartment rental in Paris: the calendar of peak moments

High-end demand in Paris is less seasonal than on the coast, but its peaks must be anticipated months ahead. Fashion weeks, in January and June for menswear and from late February to early March and late September to early October for womenswear, draw buyers, journalists and production teams to the 8th, the Marais and the Left Bank. Trade fairs and conferences keep executives busy almost all year round. Roland-Garros, from late May to early June, benefits the 16th above all, summer brings families and leisure travellers, and the festive season brings longer stays. For a main residence limited to 90 days, this calendar makes it possible to place each night at the right moment, with suitable minimum stays.

Finding a high-end Airbnb concierge in Paris

You describe your property (arrondissement, floor area, capacity, residence status), then your expectations (services, level of involvement, calendar), and finally your contact details. We review your request and look for an active concierge for you in your area, without being able to guarantee that a suitable partner is available in every neighbourhood. A concierge that collects rent on your behalf must hold a carte G (property management licence) under the Hoguet law, with a financial guarantee and professional liability insurance. The introduction is free and with no obligation; the contract is then signed directly with the concierge you choose.

Frequently asked questions about luxury concierge services in Paris

Can I let my Paris apartment for more than 90 days a year?

Not if it is your main residence, except for a professional obligation, health reasons or force majeure. Beyond that, the property must be a second home with a change of use authorisation, and therefore compensation. Exceeding the cap exposes you to a civil fine of up to €15,000 (Le Meur law).

How do I obtain a registration number in Paris?

You register on the city’s online service, which issues the number to be displayed on your listings. The national online service is due to open in the fourth quarter of 2026; municipal numbers will have to be renewed on it within a period not yet specified.

Can my co-ownership ban short-term rental?

Yes, if its rules contain a residential-use clause: the ban can then be voted by the double majority of article 26. Inform the syndic before letting the property.

What tourist tax applies in Paris?

The taxe de séjour (tourist tax) is paid by the guest and collected by you or by the platform that takes payment. In Île-de-France, a 200% surcharge for Île-de-France Mobilités and a 15% regional share are added, for a total cap of €15.93 per night per person in Paris in 2026. An unclassified furnished let is taxed at between 1% and 5% of the nightly rate.

Is the introduction to a luxury concierge in Paris chargeable?

No, it is free and with no obligation for the owner. You sign directly with the concierge you choose, which sets its own terms. We look for a partner active in your arrondissement.
