Placing your property in luxury short-term rental management means choosing the people who will welcome your guests, care for your fine materials and protect what gives the place its value. Conciergerie.luxe helps you make that choice: we review your property and your expectations, then introduce you to a luxury concierge in France whose expertise matches your project. The service is free and with no commitment for the owner; the services are then provided by the concierge you choose, under the contract you sign directly with it.

Luxury short-term rental management: the course of a stay
Behind every successful stay lies a sequence of precise tasks that the concierge orchestrates for you, from the first booking to the report that follows departure. It is this continuity that protects your property, your reputation on the platforms and the regularity of your rental income.
Luxury concierge in France: what short-term rental management covers
A luxury concierge takes charge of all or part of the operation of a property let by the night or by the week: writing and showcasing the listing, distribution on Airbnb, Booking, Abritel (Vrbo) or specialist platforms, adjusting prices to the season and demand, communicating with guests, welcoming them in person, hotel-quality housekeeping and linen, minor maintenance and handling the unexpected. At the high end, the difference lies in the finesse of execution: a photographed inventory check at every departure, an up-to-date inventory, products suited to stone, wood and precious textiles, guests screened with discernment and a clear report to the owner. Our page dedicated to luxury short-term rental management details these tasks, the contract models and price benchmarks.
| What you entrust | What you keep |
|---|---|
| Listing, photos, distribution and calendar | The choice of rental periods and your personal stays |
| Day-to-day pricing according to demand | The floor price and the positioning strategy |
| Welcome, housekeeping, linen, routine maintenance | Decisions on works and equipment |
| Guest relations and review management | House rules and the profile of guests you want |
| Routine administrative follow-up as per the contract | Your reporting and tax obligations as an owner |
Why use a free introduction service
Finding a high-end concierge on your own takes time: offers look alike online, fee models differ, and it is hard to know which firm is genuinely comfortable with an exceptional property, an international clientele or a very short season. Our role is to do that qualification work for you. You describe your property in a few minutes, we analyse your request and refer you to a concierge whose positioning, area of operation and level of service match your expectations. The introduction is free for the owner and commits you to nothing: you meet the concierge, compare its proposal and decide freely. To understand each step, see our page how the introduction works, step by step.
City, sea, mountains: very different luxury rental markets in France
A Haussmann apartment in Paris lives to the rhythm of trade fairs, fashion weeks and a business clientele, within one of the strictest regulatory frameworks in France. A villa on the French Riviera or in Saint-Tropez concentrates most of its activity in a few summer months and around major international events. A chalet in Courchevel or Megève is often let by the week, with high expectations for heating, snow clearing and services, while a mas in the Luberon or the Alpilles attracts long stays from spring to autumn. These differences in seasonality, clientele and local rules explain why choosing a concierge that is established and experienced in your area matters so much. Luxury short-term rental in France: a regulatory framework to master
Letting meublés de tourisme (furnished tourist accommodation) is now tightly regulated in France. The law of 19 November 2024, known as the loi Le Meur (Le Meur law), strengthened the powers of towns, made registration of furnished lets universal and tightened taxation of unclassified rentals. Depending on your town, letting a résidence principale (main residence) may be limited to a set number of days per year, and letting a second home may require changement d’usage (change of use) authorisation, sometimes with compensation. A reputable concierge knows these rules and helps you remain compliant, but responsibility for the declarations remains with the owner. Our regulation and tax guides explain, without jargon, what applies to your property.
Conciergerie.luxe promises neither income nor occupancy rates: these results depend on your property, its location, the season and the concierge’s work. We commit to one thing: referring you, free of charge, to a partner that suits your property and your standards.
Frequently asked questions about luxury concierge services
Is the introduction really free for the owner?
Yes. Describing your property and being introduced to a high-end concierge costs you nothing and commits you to nothing. If you decide to work with the concierge suggested, you sign directly with it and pay it according to the terms of its offer.
What types of property do you handle?
We consider requests for high-end properties intended for short-term rental or mixed use: prestige apartments, villas, chalets, mas, bastides and character houses, in France. Each request is assessed in light of the location, sleeping capacity and the owner’s expectations.
Who provides the management and guest welcome services?
The services are carried out by the chosen concierge, under its responsibility and according to the contract concluded with you. Conciergerie.luxe steps in beforehand, in choosing the partner, and does not manage properties directly.
How much does a luxury concierge cost?
Most concierge services charge a commission on rental income, sometimes supplemented by recharged cleaning and linen fees, or a flat fee. The level depends on the services included, the type of property and the destination: always compare the basis of calculation and what the offer includes.
Can I still enjoy my property myself?
Yes. You agree with the concierge on the periods you keep for your personal stays. For a main residence, however, letting remains limited by law to a number of days per year, which some towns may lower further.
